What’s Included, Pricing, and How to Book
Our inspection delivers a detailed PDF report that includes equipment photos and an easy condition ranking (Good / Fair / Bad) across key furnace and AC components. The report format also documents system details (like thermostat notes and model/serial information) and tracks key observations for both heating and cooling.

What you’ll receive with each HVAC real estate inspection:
• A photo-documented PDF report covering the furnace and AC 
• Component-by-component condition rankings (Good / Fair / Bad) 
• Operational checks and safety-related observations (including CO-related checks where applicable) 
• Recommended repair notes and an estimate when issues are found

Pricing is straightforward:
• $260 for one system (one furnace + one AC)
• $200 for each additional system

Most inspections are for standard forced-air gas furnaces and central AC systems. We can also inspect mini-splits, but we need to know that ahead of time, so we schedule the right technician and time window.
